Owner safety
Propane leaves the tank as liquid and drops through a two-stage regulator to working pressure for furnace, water heater, fridge, cooktop, and often the generator. A failing regulator hits every appliance at once — and often gets misdiagnosed as three separate appliance failures.

Leak detection
Every connection checked with a calibrated combustible gas leak detector — tank, regulator, lines, valves, appliances.
Supply line inspection
Rubber-coated copper and flexible stainless age, crack at fittings, and take vibration/rodent damage.
Appliance feed verification
Correct pressure and flow at each appliance — not just at the regulator.
Shutoff & detector checks
Manual shutoffs operable; propane/CO detector function tested. Detectors age out — usually replace by ~5 years.
Regulator vent & cover
Blocked vents and restrictive covers are common causes of regulator malfunction.
Owner safety
Propane is heavier than air — it sinks into floors and compartments. Know your tank shutoff. Weak yellow flames, sudden short-cycling furnaces, or a fridge that won't stay lit on gas are system symptoms. Inspect after storage before you light everything up.
Pricing teaser
Trip fee $75 within 30 miles, then $1.50/mi. Labor ~$150/hr. Diagnostic $150 applied toward repair if you proceed. Parts billed separately.
