How water gets in

Failed sealants at penetrations, membrane punctures/delamination, and slide-out seals are the usual paths. By the time you see a ceiling stain or soft floor, the intrusion has often been active for seasons.

What a proper roof visit covers

Roof surface & membrane

Walk-on inspection for punctures, tears, soft spots, lift, and oxidation across EPDM, TPO, and fiberglass.

Penetrations & seams

Vents, antennas, A/C, fridge vents, skylights, cap seams — sealant cracking, shrinkage, and edge lift checked close-up.

Sidewalls, windows, doors

Exterior caulk joints where water sits and works into frames and compartments.

Slide-out seals

Roof wipers, side seals, floor seals — checked extended and retracted; intact-looking seals can still be torn when compressed.

Thermal imaging

FLIR differentials that flag moisture-saturated insulation and substrate without tearing walls apart.

Moisture meter confirmation

Thermal shows where to look; calibrated meters confirm what's actually wet.

Flanges verified sound before resealing fans, vents, and roof accessories.

Most manufacturers want roof penetrations inspected at least yearly. Standalone inspections available when you are not ready for a full repair day.

Pricing teaser

Trip fee $75 within 30 miles, then $1.50/mi. Labor ~$150/hr. Diagnostic $150 applied toward repair if you proceed. Parts billed separately.
